For all my future clients and online readers – I am performing a transparency exercise in response to a recent post on Zillow: http://www.zillow.com/advice-thread/Any-buyer-agents-open-to-a-transparency-exercise/410609/.

Please see attached for a sample buyer representation agreement that I would use with a client.  It simply outlines what is expected of both parties – myself and my buyer client.  It is not an attempt to secure commission – that is paid by the seller anyways!  Do you go to a doctor or lawyer and let them complete an examination or represent you in the court of law without signing paperwork?  I certainly wouldn’t!  As you would do with any professional, pick a great Realtor (see my post on why you wouldn’t want to cheat on your realtor) and then sign an agreement and work towards finding the home or investment of your dreams!
